Locataires d'une belle propriété appelée «Gateway», Adam et Eva invitent à dîner Lucas, le propriétaire des lieux, à l'occasion de l'anniversaire de Lucas. Ce dernier s'apprête à vendre «Gateway» à son locataire. Il se présente chez eux avec sa petite amie Chloé. Mais ce qui devait être une charmante soirée entre gens civilisés prend une tout autre tournure lorsque Chloé annonce qu'elle est enceinte. Adam pourrait bien être le père. L'ambiance se dégrade rapidement, jusqu'au moment où quatre hommes masqués et armés font irruption dans la maison
